Conditions of Stay
We have a standard 2 night minimum stay policy which increases to 4 nights between 16th July – 31st August and 3 nights over Christmas/New Year period . In peak times, priority may be given to guests who have booked a longer stay.
We accept up to 2 well behaved dogs at an additional cost of £30.00 per dog per stay. Dogs must not be left in the cottage unattended and be kept on a lead at all times in the surrounding area.
Arrival & Departure
Our standard arrival time is 3pm with 11am checkout.

Payment Conditions
We require payment at the time of booking which can be made using our secure online booking form. Simply, choose your required dates to see availability and pricing. We offer discounts to couples and guests who wish to stay over 7 days. Please contact us to discuss these rates.
When you are ready to place a booking you will be redirected to ‘Paypal’ where you can pay with or without a PayPal account.
Breakage Deposit
We ask that all guests pay a ‘breakage deposit’ of £100.00 at the time of booking.
This deposit will be refunded 72 hours following your departure and a full inspection of the cottage has been made. All refunds will be processed by Paypal via the card you used when booking. Please note, any damages to the property totaling an amount over £100.00 will need to be paid for by the guests.
Cancellations
If you wish to make a cancellation, please let us know in writing as early as possible to minimise any charges.
Cancellations chargers as follows.
From date of booking up to 8 weeks prior to arrival date £100.
8-4 weeks prior to arrival date 50%
within 4 weeks of arrival date 100%
Guests
Swallows Nest has room for a maximum of 5 guests plus an additional cot supplied on request. We can not accept extra adults or children due to fire restrictions.
The accommodation is set on a working farm with animals and farming equipment. Therefore, we do ask that all our guests take this into consideration and are especially careful when supervising young children. Due to safety precautions, guests are not permitted to touch the animals.
Please note, we are not a party venue, we cater for groups and families who are looking for a quiet stay in the peaceful Yorkshire countryside. Anti-social behavior will not be tolerated and guests will be asked to vacate the property immediately.
Additional cot and/or highchair
If required, Swallows Nest will provide a cot and/or high chair free of charge. Please advise us via the booking form at the time of booking to ensure your request is met.
